The State of Affairs of the Charlottesville Real Estate Market Spring 2021

At 11 am yesterday I drove to meet my clients at a lovely $585,000 luxury home in Dunlora. It was clean and very attractive. My clients loved it. We left after about an hour and a few minutes later I received a text from the listing agent, “Sorry the home is now under contract.”

We moved onto a bigger more expensive Charlottesville luxury home in Carrsbrook neighborhood priced at $685,000. This home too was immaculate and perfect for my buyers. The only problem we all agreed on was the hilly, wooded backyard (not good for kiddies).

We again left after an hour of enjoying the home’s amenities and headed east to The Club at Glenmore. The Club is always magnificent and always a thrill to enter the gated community. We immediately headed over to the Clubhouse. Not a soul in the restaurant! Very sad…And the golf course was pretty much vacant by 1 pm. But the homes are there and they all are lovely. We saw a few new homes by Craig Builders and Stanley Martin Homes, then drove by a home that apparently needs TLC.

By the time we left, I received a second text from the Carrsbrook listing agents, “Sorry it just went under contract.”

I about drove off the road…The Charlottesville real estate market is ON FIRE! You need a Charlottesville realtor who tells you this upfront so when you see a home you LOVE, then pull that trigger and get your offer in immediately.
